Holiday Dates:  29 Jun 2009 - 6 Jul 2009, 22-29 Nov 2009, 20 Dec 2009 - 2 Jan 2010

*To receive 1-2 guests rates, guests must select one bedroom and one bathroom for use during their stay.  Use of more than one bed/bedroom and bathroom during that stay would result in a higher rate.

**To receive 3-4 guests rate, guests must select two bedrooms for use during their stay.  Use of more than two beds/bathrooms during their stay would result in a higher rate.

A deposit for 50% of the rental fee plus a $300-$500 refundable damage deposit (depending on number of guests) is due at the time of reservation.  When the deposit is received, we will send notice of confirmation.  The remainder of the balance, including a cleaning fee, is due 30 days prior to your stay, following which, we will provide you with information to obtain keys to the premises.  Any damages or losses beyond typical wear and tear will be deducted from the deposit.  If no damages or losses occur during your stay, the entire deposit amount will be refunded after the keys are returned.  

A cleaning fee applies to all stays as follows:  for 1-2 guests $55 for stays less than one week, $55 per week for longer stays; for 3-5 guests $75 for stays less than one week, $75 per week for longer stays; for  6-9 guests $100 for stays less than one week, $100 per week for longer stays.  Guests are responsible for cleaning any dishes/kitchen items used.  If kitchen items require cleaning after guest visits or if guests use more bedrooms bathrooms than agreed upon, an excessive cleaning fee may be deducted from the deposit.

Cancellations 90-days prior to date of arrival will receive a full refund less $50 administrative fee.  Cancellations less than 90 days prior to date of stay will only receive this refund if the same dates are rebooked.  If the dates are not rebooked, 50% of the rental rate plus any deposit and cleaning fees paid will be refunded, less the $50 administrative fee. 

Archuleta County sales and lodging tax rates (8.8%) apply to listed rental fees.  Rates are subject to change until confirmed.
